How VA loan affordability is estimated

Lenders start with your debt-to-income (DTI) ratio: your total monthly debt payments — including your future mortgage — divided by your gross monthly income. VA loans don't have a hard DTI ceiling like many conventional loans, but 41% is the number most VA lenders use as a starting guideline before applying the VA's "residual income" test, which looks at how much money you'd have left each month for living expenses based on your family size and region.

This calculator works backward from your target DTI and monthly debts to estimate a home price, then layers in your down payment, interest rate, property tax, home insurance, and the VA funding fee to show a realistic total monthly payment — all without ever asking for your income to be verified or your contact information.

Frequently asked questions

How much house can I afford with a VA loan?

It depends on your gross income, existing monthly debts, and the lender's target debt-to-income ratio (commonly around 41%). This calculator estimates a home price based on those inputs plus your interest rate, down payment, property tax, and insurance.

Does a VA loan have a strict debt-to-income limit?

Not a hard cap like conventional loans. VA lenders commonly use 41% as a guideline, but VA underwriting also considers "residual income" — money left over after all debts — which can allow a higher DTI if your residual income is strong.

What is residual income and why does it matter for VA loans?

Residual income is the money left each month after your mortgage, debts, and taxes are paid. The VA uses regional tables based on family size and location to make sure you can cover living expenses. It can qualify you even above a 41% DTI.

Does the VA funding fee reduce how much house I can afford?

If you finance the funding fee into your loan (the common choice), it slightly increases your loan amount and monthly payment, which slightly lowers the home price you can afford for the same budget. This calculator accounts for that automatically.

Is this the same as a mortgage pre-approval?

No. This is an estimate based on the numbers you enter. A real pre-approval also checks your credit, verifies income and assets, and applies your lender's exact underwriting guidelines and VA residual income tables.

How much house can I afford with a VA loan on a $60,000, $80,000 or $100,000 salary?

With this calculator's defaults ($400 in other monthly debts, a 41% debt-to-income ratio, 0% down, 6.25% for 30 years, 1.1% property tax, 0.35% insurance and the 2.15% funding fee financed), a $60,000 income supports a home price of about $220,000; $80,000 about $311,000; $100,000 about $402,000; and $120,000 about $493,000. Fewer debts, a lower rate or a down payment raise those numbers, and higher property taxes in your county lower them.

Is there an income limit for a VA loan?

No. The VA has no maximum or minimum income. What matters is that your income covers the new mortgage plus your other debts (the debt-to-income ratio) and still leaves enough residual income for your family size and region. Our VA residual income calculator checks that second test.
