The 41% benchmark and the compensating-factor rule come from the VA Lenders Handbook (VA Pamphlet 26-7), chapter 4, last checked October 2026. Funding fee rates for 2026. Estimates only: your lender calculates income and debts from your documents.
How VA loan DTI is calculated
Debt-to-income compares what you owe each month with what you earn before taxes. For a VA loan the lender adds up:
- The new housing payment: principal and interest (with the funding fee added to the loan), property taxes, homeowners insurance and HOA dues.
- Monthly payments on the debts on your credit report: car loans, student loans, credit card minimums and other loans.
- Court-ordered obligations such as child support and alimony.
The total is divided by your gross monthly income. Groceries, utilities, phone and insurance bills are not debts and are left out; the VA looks at them in a second test, residual income. Read the full explanation in our VA loan debt-to-income guide.
Is 41% the maximum DTI for a VA loan?
No. 41% is the VA's benchmark, not a ceiling. Above it, the Lenders Handbook asks for closer review and lets the loan be approved when residual income is at least 20% above the VA minimum for your family size and region, or when there are other strong compensating factors: a long job history, cash reserves after closing, little change from your current housing cost or tax-free income such as VA disability compensation.
Individual lenders can set their own cap, so if one lender says no at a high ratio, another may say yes.
Example: $8,000 a month and a $320,000 home
A first-time VA buyer earns $8,000 a month before taxes and buys a $320,000 home with no down payment at 6.5%. The 2.15% funding fee is added to the loan, so the mortgage is $326,880 and principal and interest come to $2,066. Taxes and insurance add $520, and a car payment, student loan and card minimums add $850.
| Item | Per month |
|---|---|
| Principal and interest | $2,066 |
| Taxes and insurance | $520 |
| Other debts | $850 |
| Total | $3,436 |
| Debt-to-income ratio ($3,436 รท $8,000) | 43.0% |
At 43.0% the buyer is $156 a month over the 41% benchmark. Paying off one small debt would close the gap; so would a price of about $295,800, which is the most that keeps the ratio at 41% with the same debts. These are the calculator's default numbers, so you can start from them.
Frequently asked questions
What debt-to-income ratio do you need for a VA loan?
The VA uses 41% as a benchmark for total debt-to-income, not a hard limit. Ratios above 41% can be approved when residual income is at least 20% above the VA minimum or there are other strong compensating factors. Individual lenders may set their own cap.
Is the VA's 41% a front-end or back-end ratio?
Back-end. It counts the new housing payment (principal, interest, taxes, insurance and HOA dues) plus your other monthly debts, divided by gross monthly income. The VA does not use a separate front-end housing ratio.
Which debts count in VA loan DTI?
Monthly payments on debts that appear on your credit report, such as car loans, student loans and credit card minimums, plus obligations like child support or alimony. Utilities, groceries and phone bills do not count. An installment loan with only a few months left may be left out, but lenders can still count a large payment.
Does VA disability income count for DTI?
Yes, documented VA disability compensation counts as income. Because it is not taxed, it also helps a lot on the residual income test.
How can I lower my DTI before applying?
Pay off a small balance to remove a whole monthly payment, avoid new credit before closing, look at a lower price or lower taxes and HOA dues, or add a co-borrower's income.
