About VA Loan Calculator
Free, private tools to help eligible veterans and service members understand a VA home loan before talking to a lender.
Why this site exists
Most online VA loan calculators ask for your email address or phone number before they show the full result, because they are lead-generation tools for lenders. We built these calculators to work the other way around: you enter your numbers, you see the result, and nothing leaves your browser.
How the calculators work
The site has ten free calculators. Each one shows its working, and the exact formulas are on How we calculate.
- Monthly payment. Uses the standard amortization formula for a fixed-rate loan. The payment covers principal and interest, and we add property tax and home insurance if you enter them. VA loans do not charge private mortgage insurance, so none is included.
- VA funding fee. Uses the rate schedule published by the U.S. Department of Veterans Affairs, in effect since April 7, 2023. The fee is applied to the loan amount, not to the home price.
- Affordability and DTI. Work from your income, existing monthly debts and the VA's 41% debt-to-income benchmark to estimate a price range, or check the ratio for a home you have in mind.
- Residual income. Applies the VA's residual income tables by region and family size from the VA Lenders Handbook.
- Entitlement. Estimates your remaining entitlement and any down payment when you already have a VA loan, using the 2026 conforming loan limits published by FHFA.
- Closing costs and IRRRL. Estimate cash to close with seller credits, and the break-even on a streamline refinance against the VA's 36-month recoupment test.
- VA vs. FHA and VA vs. conventional. Compare total costs using FHA's mortgage insurance premiums from HUD and conventional private mortgage insurance.
Where the numbers come from
Funding fee rates and exemptions come from the VA's own page on funding fees and closing costs. Loan limits come from the Federal Housing Finance Agency, which set the 2026 baseline limit for a one-unit home at $832,750. We last checked these figures on November 1, 2026. If the VA or FHFA changes them, we update the calculators and the date shown on each page.
What this site is not
VA Loan Calculator is an independent educational tool. It is not a lender, a mortgage broker or a government agency, and it is not affiliated with or endorsed by the U.S. Department of Veterans Affairs. Results are estimates, not loan offers, pre-approvals or financial advice. Your lender's Loan Estimate is the document that counts.
Who runs it
VA Loan Calculator is an independent site built and maintained by Dylan Castro. I write the guides and build the calculators, working from primary sources: VA.gov, the VA Lenders Handbook (VA Pamphlet 26-7), and HUD and CFPB publications. I am not a lender, a loan officer or a financial adviser, and I do not collect leads for lenders. The editorial policy explains how every page is researched, checked and corrected.
